The site is located to the south of Hedon Road in East Hull on the west side of Alexandra Dock and located within the Enterprise Zone. Earmarked for redevelopment, the site presents a significant opportunity to capture economic activity arising from inward investment by Siemens within the port of Hull.

The Hedon Road Corridor is predominantly a general industrial, manufacturing and warehousing area comprising older and traditional large scale industrial developments. The Keystore site is immediately adjacent to Alexandra Dock and offers capacity to support any operation establishing itself on the Dock. The continuing growth of the port, together with the associated support industries for the renewables sector, would suggest that there will be a need for ancillary industrial provision in this area.
The site is immediately adjacent to Alexandra Dock but with its own access from Earle’s Road, so it has scope to operate independently or directly with the dock offering storage and industrial activities. Two sites are located in the Keystore complex and total 0.67 ha (1.65 acres) net developable area.
